This work aimed to describe the habitability of social housing in the city of Culiacán, Sinaloa, from two approaches, one psychosocial and the other physical-spatial, to determine the habitability of the architectural spaces of social housing. The type of research was descriptive-explanatory and was developed in two aspects, the first was psychosocial, and the second was physical-spatial. The first was carried out by studying the individual's relationship with his home and measuring psychosocial habitability through a questionnaire. In the second, thermal, acoustic, and light habitability was measured using different mechanical measuring instruments according to the type of habitability. The results obtained were compared with international and national regulations. However, a significant discovery was the inexistence of its normative framework to establish specific criteria for evaluating comfort in social housing. The results obtained in this investigation showed that the respondents feel satisfaction and pride in their home, considering it a family heritage. However, the perception of the spaces tended to rate them negatively because they were designed with minimum square meters. In technical issues such as thermal, acoustic, and lighting, it was observed that most houses did not reach the standards to have comfortable houses. From this study, it is possible to observe, describe and measure the physical and spatial problems derived from not taking into account the precepts of habitability and designing the architectural spaces of social housing with the minimum elements.

El concepto de la habitabilidad tiene que ser tomado en cuenta e implementado en las políticas de vivienda sobre todo en el siglo XXI, debido a que es importante buscar las condiciones óptimas de confort, y generar una satisfacción por el espacio que se habita. El objetivo de este trabajo fue describir la habitabilidad de la vivienda social en la ciudad de Culiacán, Sinaloa, desde dos enfoques, uno psicosocial y el otro físico-espacial para determinar la habitabilidad de los espacios arquitectónicos de la vivienda social. El tipo de investigación fue descriptivo-explicativo y se desarrolló en dos vertientes, la primera fue psicosocial, y la segunda físico-espacial. La primera se realizó a través del estudio de las relaciones del individuo con su vivienda midiendo la habitabilidad psicosocial mediante la aplicación de un cuestionario y, en la segunda se midió la habitabilidad térmica, acústica y lumínica utilizando diferentes instrumentos de medición mecánicos según el tipo de habitabilidad. Los resultados obtenidos se compararon con la normatividad internacional y nacional; aunque un primordial descubrimiento fue la inexistencia de un marco normativo propio para establecer criterios específicos para evaluar la confortabilidad en la vivienda social. Con los resultados obtenidos en esta investigación se observó que los encuestados sienten satisfacción y orgullo por su vivienda, por considerarla un patrimonio familiar. Sin embargo, la percepción de los espacios se encontró una tendencia a calificarlos negativamente, debido a que los espacios fueron diseñados con los metros cuadrados mínimos. En las cuestiones técnicas como térmica, acústica y lumínica se observó que la mayoría de las viviendas no alcanzaron los estándares para tener viviendas confortables. A partir de este tipo de estudios se puede observar, describir y medir las problemáticas físicas y espaciales derivadas de no tomar en cuenta los preceptos de la habitabilidad y diseñar los espacios arquitectónicos de las viviendas sociales con los elementos mínimos.
